Modernization (Rent)
Modernization refers to the landlord’s actions to enhance a rental property, such as installing new windows or renovating the bathroom. For instance, if a landlord upgrades the heating system to improve energy efficiency, this is considered modernization.
For residents in Germany or Austria, it’s crucial to understand that landlords can increase the rent after modernization, which can be up to 8% of the modernization costs per year (§ 559 BGB). Tenants should be aware that they must be informed about the modernization in a timely manner and have the right to contest the increase if it seems unreasonable.
